Luxury Living in Westchester County, NY: A Guide to High-End Real Estate

by John Buoninfante

Luxury real estate in Westchester County isn't one type of home or one group of communities.

A high-end search might include a single-family home with a larger lot, an older estate property, newer construction, a Hudson River property or a condominium with a different ownership and maintenance structure.

That is why I wouldn't start a Westchester luxury search by asking which town is the most prestigious. I would start with the property, the location and what you're actually getting for the total cost.

I'm John Buoninfante, a Licensed Associate Real Estate Broker with Real Broker NY LLC. Here's how I would approach a luxury real estate search in Westchester County.

What Is Considered a Luxury Home in Westchester County?

There isn't one permanent price that defines luxury real estate across all of Westchester County.

A high-end property should be evaluated in the context of its local market and property type. The factors can include the home's size, lot, architecture, condition, renovations, amenities, location and recent comparable sales.

Depending on the property and current inventory, a luxury search may include features such as:

  • Larger lots
  • Custom architecture
  • Newer or extensively renovated construction
  • Pools and outdoor living areas
  • Gated entries
  • Guest or additional structures
  • Designed landscaping
  • Hudson River or other scenic views

Not every luxury property will have those features, and having one of them does not automatically make a home a luxury property. The useful question is how the property compares with other high-end homes in the same market.

Different Types of Westchester Luxury Searches

Westchester is not one uniform luxury market. The type of property you're looking for can change which communities and listings are relevant.

Scarsdale, Irvington, Tarrytown and White Plains are four examples from the original article. Rather than treating them as a ranking of Westchester's luxury communities, it is more useful to look at the different types of properties and locations they can represent.

Scarsdale

When evaluating a high-end single-family home in Scarsdale, I would look at the property itself rather than assume that the address establishes its value.

The lot, architecture, condition, renovations, property taxes and recent comparable sales all matter when evaluating an individual home.

Irvington

Irvington introduces another type of high-end search because location within a Hudson River village can matter alongside the property itself.

Some luxury properties may include river-related views or other location-specific features. Those should be evaluated for the individual property rather than assumed from an Irvington address.

Transportation, taxes, lot, architecture, condition and current competing inventory should all be part of the comparison.

Tarrytown

Tarrytown can also be part of a Hudson River-oriented luxury search.

Here again, the individual location matters. A buyer comparing high-end properties should look at the home, lot, condition, property taxes, transportation and proximity to the destinations they expect to use rather than relying on a general description of Tarrytown.

White Plains

White Plains can introduce a different property type into a luxury search because the city includes condominium housing in addition to single-family homes and other residential property types.

For a high-end condominium, purchase price is only part of the analysis. Common charges, building rules, parking, amenities, unit condition and the specific ownership structure can materially affect the comparison.

The larger point is that these communities should not be treated as a ranking. A high-end single-family home and a luxury condominium can solve very different housing needs even when their purchase prices are similar.

How Should You Compare Luxury Homes in Westchester?

Start with the actual properties rather than a broad definition of the town.

For each home, I would compare:

  • Property type
  • Lot and setting
  • Architecture
  • Interior condition and renovations
  • Amenities
  • Property taxes
  • Ongoing maintenance
  • Association or common charges where applicable
  • Transportation
  • Location relative to the destinations you use
  • Recent comparable sales
  • Current competing inventory

That comparison becomes especially important with unusual or highly customized properties because the most useful comparable sale may not simply be the closest house geographically.

A larger property can also bring different maintenance responsibilities than a condo or a smaller single-family home. Pools, extensive landscaping, larger structures and specialized systems can affect the cost and work involved in owning the property.

Property Taxes and the Total Cost of a Luxury Home

Purchase price is only one part of the cost of owning a high-end property in Westchester.

Property taxes should be evaluated for the specific home using its current assessment, actual tax bills, applicable taxing jurisdictions and exemptions. Purchase price and assessed value are not automatically the same.

If a tax situation on a specific property needs clarification, I call the municipal assessor's office directly on my clients' behalf to better understand the assessment and tax situation before they make a decision. That doesn't guarantee what a future tax bill will be, but it can provide useful property-specific information that a generalized estimate cannot.

Depending on the property, the broader cost picture may include:

  • Mortgage principal and interest
  • Property taxes
  • Homeowners insurance
  • Utilities
  • Landscaping and exterior maintenance
  • Pool or other amenity maintenance
  • Condo or association charges where applicable
  • Repairs and future capital improvements
  • Commuting and transportation costs

The relevant expenses will vary from one property to another. The goal is not to apply a generic "luxury homeowner" budget to every listing. It is to understand the actual carrying costs of the property you're considering.

Condition Matters More at the High End Than the Listing Photos May Show

A luxury listing can have high-end finishes and still require careful property-specific due diligence.

Larger homes, older properties, extensive renovations, pools, accessory structures and specialized systems can introduce different inspection and maintenance questions.

The appropriate inspections depend on the property. The important point is to evaluate the house beyond its presentation and understand the condition of the systems and features you're actually purchasing.

For a renovated or newly constructed property, documentation, permits and the scope of completed work can also be relevant to the review.

Commuting Between Westchester and New York City

Westchester County is directly north of New York City, and Metro-North provides service from multiple Westchester stations to Grand Central Terminal.

For a luxury-property search, don't evaluate the commute from the town name alone.

Look at the actual property-to-station route, parking or other station access if needed, current train schedules and the trip from Grand Central to your final destination.

If driving is part of your routine, evaluate the actual road route from the property as well.

Current Metro-North schedules and station information should be checked at mta.info.

Lifestyle Depends on the Property's Actual Location

A broad phrase like "Westchester luxury lifestyle" does not tell you much about a particular home.

One property may be closer to a downtown, another to a Metro-North station, another to the Hudson River, and another may place more emphasis on the property itself.

The same principle applies to restaurants, parks, golf, cultural destinations and other amenities. Map the places you expect to use and evaluate access from the actual property.

If a private club or other membership-based amenity matters to you, research its current membership and access requirements separately. Proximity to a private facility does not mean membership is included with a home.

What Should You Look at Before Buying a Luxury Home in Westchester?

A high-end purchase deserves a property-specific analysis.

Before making a decision, understand:

  1. How the asking price compares with relevant high-end sales
  2. What competing properties are currently available
  3. The home's current property taxes and assessment
  4. The property's physical condition
  5. Ongoing maintenance and carrying costs
  6. Transportation from that specific location
  7. Any condo, association or property-specific rules and charges
  8. How the property compares with alternatives in other Westchester communities

That approach gives you a much clearer picture than starting with a list of the county's supposedly "best" luxury towns.

Frequently Asked Questions About Luxury Real Estate in Westchester County

There is no single permanent price threshold that defines luxury across every Westchester community and property type. A high-end home should be evaluated relative to its local market, property type, features, condition and comparable sales.

Where can you find luxury homes in Westchester County?

High-end properties can be evaluated across different Westchester communities rather than through one ranked list of "luxury towns." Scarsdale, Irvington, Tarrytown and White Plains are examples discussed in this guide, but the relevant location depends on the type of property and current inventory you're comparing.

What types of luxury homes are available in Westchester?

A Westchester luxury search can include single-family homes, older estate properties, newer or extensively renovated homes, Hudson River-oriented properties and condominiums. Actual availability and features depend on current inventory.

How much are property taxes on luxury homes in Westchester County?

There is no single tax amount that applies to Westchester luxury homes. Property taxes should be reviewed using the specific property's assessment, actual tax bills, applicable taxing jurisdictions and exemptions. Purchase price and assessed value are not automatically the same.

Can you commute from Westchester County to Manhattan by train?

Yes. Metro-North provides service from multiple Westchester stations to Grand Central Terminal. The useful comparison is the complete trip from the specific property, including station access, current schedules at mta.info and the trip from Grand Central to your final destination.

What should I compare when choosing between luxury homes in different Westchester communities?

Compare the actual properties using the same criteria: property type, lot, condition, renovations, amenities, property taxes, carrying costs, transportation, location, relevant comparable sales and current competing inventory. That allows you to compare what you're actually buying rather than relying on community labels.

I'm John Buoninfante, Licensed Associate Real Estate Broker with Real Broker NY LLC.
