Living in Tarrytown, NY: What to Know Before You Move in 2026
If you're thinking about moving to Tarrytown, the Hudson River and downtown are probably two of the first things you'll notice.
But once you're seriously considering living here, the questions get more specific.
What does your budget buy? How long is the train ride to Manhattan? What are the property taxes on the home you're considering? Which school district serves the property? And how does Tarrytown compare with other Westchester communities you're researching?
I'm John Buoninfante, a Licensed Associate Real Estate Broker with Real Broker NY LLC, and I help people move into and out of Westchester County.
Here's what I'd want you to understand about Tarrytown before making that decision.
Where Is Tarrytown, NY?
Tarrytown is a village in Westchester County on the Hudson River, north of New York City.
Its location gives someone researching Tarrytown several things to evaluate within the same search: access to the Tarrytown Metro-North station, the village center, the Hudson River and the housing available at their budget.
Those details become more useful when you stop thinking about Tarrytown as one general "lifestyle" and start looking at the actual properties and locations you're considering.
What Is the Commute From Tarrytown to Manhattan?
Tarrytown is served by Metro-North's Hudson Line, with service to Grand Central.
Some express trains can make the trip in roughly 35 to 40 minutes, while local service can be closer to 50 to 60 minutes. The actual trip depends on the train and schedule, so I would check the current MTA timetable rather than assuming one commute time applies throughout the day.
The train ride is only part of the commute. For an actual property, look at how you'll get to the Tarrytown station, whether you'll walk, drive or use another form of transportation, and what the rest of your trip looks like after you reach Grand Central.
A house relatively close to the station creates a different routine from one that requires driving and parking. Neither is automatically better. The useful question is how the entire commute works for you.

What Is Downtown Tarrytown Like?
Tarrytown has an established village center with restaurants, shops and other local businesses.
For someone considering a move, the useful question isn't whether downtown Tarrytown is "charming" or whether it creates a particular lifestyle. It's how the village center relates to the property you're considering.
If being able to reach restaurants, shops, the train station or other destinations without making every trip by car matters to you, look at the actual route from the property rather than assuming every Tarrytown address provides the same access.
The same applies to the Hudson River and public outdoor spaces. Tarrytown's riverfront location is an important part of its geography, but access and distance should be evaluated from the specific property.
What Does It Cost to Buy a Home in Tarrytown?
The answer depends on the type of property, location, condition and current inventory.
OneKey MLS data from July 2026 showed a median sale price of approximately $842,000 for Tarrytown single-family homes, with two closed sales during the month. Those two sales received a median 107.6% of original asking price.
The small sample is important, though. Two sales aren't enough to describe the entire Tarrytown market or predict what will happen with the next property. That's why I wouldn't use one month's median to tell a buyer what a home "should" cost.
When I'm working with someone considering Tarrytown, I want to look at current OneKey MLS inventory and relevant recent comparable sales for the property type, location and price range they're actually considering.
That's a much better way to answer the question:
What does your budget buy in Tarrytown right now?

What Types of Homes Can You Find in Tarrytown?
A Tarrytown search can include single-family homes, condominiums and attached housing, depending on current inventory. But property type is only the beginning of the comparison. Look at the home's condition, taxes, recurring charges where applicable, location, access to the destinations you expect to use and the amount of work the property may require after closing.
Two Tarrytown properties at similar asking prices can represent very different purchases once those factors are included.
What Should You Know About Tarrytown Schools?
Tarrytown is served by the Union Free School District of the Tarrytowns, which also serves Sleepy Hollow.
If the school district associated with a property matters to your search, verify the district for the specific address rather than relying only on the municipality or mailing address.
For factual information about the district and its schools, use the district itself and the New York State Education Department.
I wouldn't rank the district for a buyer or use school ratings to tell someone whether Tarrytown is the right place for them. The useful first step is identifying what applies to the property and then giving the buyer reliable sources for the information they want to research.

How Do Property Taxes Work in Tarrytown?
Don't estimate the property taxes on a Tarrytown home simply from its asking price.
Review the actual property's tax information, assessment, applicable taxing jurisdictions and any exemptions affecting the current bill. Purchase price and assessed value should not automatically be treated as the same thing.
If a property becomes a serious contender for one of my clients and there is assessment information we need to clarify, I'll contact the appropriate assessor's office. That doesn't guarantee what a future tax bill will be, but it gives us better property-specific information to work with than an assumption.
The number that matters to your budget is the total cost of owning the particular property, not just the purchase price or mortgage payment.

What About the Hudson River, Parks and Outdoor Space?
Tarrytown's location on the Hudson River gives someone researching the village several public outdoor destinations to investigate.
Previous Tarrytown content we've developed has included places such as Pierson Park, Losee Park and the RiverWalk area as part of that research.
Rather than treating those places as proof that Tarrytown offers a particular "lifestyle," look at where they are in relation to the property you're considering and whether you expect to use them.
That's the same approach I'd use with downtown, the train station or any other destination that's important to your routine.
How Does Tarrytown Compare With Other Westchester Communities?
Tarrytown is often researched alongside other Westchester communities, but I wouldn't turn that comparison into a ranking.
If you're comparing Tarrytown with Scarsdale, White Plains, Dobbs Ferry, Irvington or another community, use the same criteria for each one:
- what your budget buys
- available property types
- property taxes and recurring costs
- Metro-North access and your complete commute
- property condition
- municipality and school-district information
- access to the destinations you expect to use
That gives you something more useful than deciding that one community has more "charm," "prestige" or a better lifestyle than another.
The closer you get to an actual purchase, the more the comparison should move from town descriptions to specific properties.
Frequently Asked Questions About Living in Tarrytown, NY
Is Tarrytown a good place to live?
That depends on what matters to you and the property you're considering. Tarrytown offers access to its Metro-North station, village center and Hudson River location, but those facts don't determine whether it is the right choice for a particular person. Compare your budget, housing options, property taxes, commute and the locations you expect to use before making that decision.
How long is the train ride from Tarrytown to Manhattan?
Some Metro-North Hudson Line express trains can reach Grand Central in roughly 35 to 40 minutes, while local service can be closer to 50 to 60 minutes. Travel time depends on the train and schedule, so check the current MTA timetable at mta.info and include the trip between the property and Tarrytown station when evaluating your full commute.
How much does it cost to buy a house in Tarrytown?
There isn't one price that represents the Tarrytown market. In July 2026, OneKey MLS reported a median single-family sale price of approximately $842,000, but that figure came from only two closed sales and should not be treated as a market-wide price benchmark. Current listings and relevant recent comparable sales are more useful when evaluating what your specific budget buys.
What school district serves Tarrytown?
Tarrytown is served by the Union Free School District of the Tarrytowns, which also serves Sleepy Hollow. Buyers should still verify the school district associated with the specific property they're considering and use the district and New York State Education Department for factual school information.
Are property taxes the same throughout Tarrytown?
No. Property taxes should be evaluated for the specific home rather than estimated from its asking price. Review the property's actual tax information, assessment, applicable taxing jurisdictions and exemptions. If assessment information needs clarification, I can contact the appropriate assessor's office so we have better property-specific information to work with.
Can you walk to the Tarrytown train station and downtown from every part of the village?
Don't assume that every Tarrytown property provides the same access. If walking to the station, village center, waterfront or another destination matters to you, evaluate the actual route and distance from the property you're considering.
What should I compare if I'm deciding between Tarrytown and another Westchester community?
Compare the same factors on both sides: what your budget buys, housing type, property taxes, Metro-North access, property condition, municipality and school-district information and the destinations you expect to use. Once you've narrowed the search, comparing actual properties and current OneKey MLS data is more useful than relying on general town rankings.
