Moving to Ardsley NY: Real Estate, Schools, Taxes & Commute
What Buyers Should Know About Living in Ardsley, New York
Ardsley is a small village in the Town of Greenburgh in southern Westchester County. If you're researching it from outside the area, there are a few things that aren't always obvious from looking at listings online.
The village doesn't have its own Metro-North station. Most of the housing is single-family. Inventory can be limited. And like elsewhere in Westchester, an Ardsley mailing address doesn't necessarily tell you the municipality or school district serving a particular property.
Those details become especially important when you're comparing Ardsley with nearby communities such as Dobbs Ferry, Irvington, Hastings-on-Hudson or Scarsdale.
I'm John Buoninfante, a Westchester County Realtor. I move people in and out of Westchester, and in this guide I'll cover the things I think buyers should understand about Ardsley: current real estate prices, housing, property taxes, schools, commuting and some of the differences between Ardsley and surrounding communities.
Where Is Ardsley, NY?
Ardsley is an incorporated village within the Town of Greenburgh in Westchester County.
It's near Dobbs Ferry, Hastings-on-Hudson, Irvington, Scarsdale and White Plains, but Ardsley isn't a Hudson River village and it doesn't have a Metro-North station of its own. That's a practical difference if you're comparing it with communities along the Hudson Line.
Ardsley has a small commercial center surrounded by predominantly residential areas, with local restaurants, businesses and services in and around the village. VE Macy Park is one of the larger recreational areas nearby.
Ardsley is also relatively compact. One thing that can confuse people who are new to Westchester is that village boundaries, postal addresses and school-district boundaries don't necessarily match. That's something worth checking at the individual-property level.
What Does It Cost to Buy a Home in Ardsley?
According to the July 2026 OneKey MLS Local Market Update, the median sale price for single-family homes in Ardsley over the previous 12 months was $1,132,500, up 7.9% from the previous 12-month period.
For July 2026 alone, the median sale price was $1,262,500, compared with $1,172,500 in July 2025.
I prefer looking at the trailing 12-month number for context because Ardsley is a small market. With a limited number of transactions, a few higher- or lower-priced closings can have a noticeable effect on a single month's median.
Inventory was also limited. There were 3 active single-family homes for sale in July 2026, compared with 5 a year earlier. During the month, Ardsley recorded 8 closed single-family sales and 2 new listings.
Homes that closed in July spent a median 16 days on market, compared with 22 days in July 2025, and those sales closed at a median 110.4% of original asking price.
Those numbers describe a particular period, not what will happen with every Ardsley property. Pricing, condition, location, lot, renovations and competing inventory all matter when an individual home comes to market.

What Does Ardsley Housing Look Like?
Ardsley is predominantly a single-family-home market. You'll see Colonials, Capes, ranches, split-level homes and properties that have been renovated or expanded over the years.
There can be meaningful differences between houses at similar prices. One may offer more square footage but need updating. Another may have already been renovated but have a different lot, location or tax bill.
Current listings tell you what's available today, while recent closed sales help show what buyers have actually paid. I use both when I'm helping someone understand what their budget buys in Ardsley.
The amount of inventory matters too. With only three active single-family listings at the end of July 2026, someone looking within a specific budget or for a particular house style may not have many choices available at the same time.
Understanding Ardsley Schools
The Ardsley Union Free School District operates Concord Road Elementary School, Ardsley Middle School and Ardsley High School.
The district reported a 98% graduation rate in its 2025-26 materials. Ardsley UFSD also publishes a district Data Book, and the New York State Education Department publishes school report cards with additional information about public schools and districts.
School information is more useful when you look at the underlying data rather than reducing an entire district to a label. Graduation data, enrollment, programs, course offerings and other measures are available from the district and New York State for people who want to research the factors that matter to them.
There's another issue that's particularly important when you're looking at real estate in Westchester.
Does an Ardsley Address Mean Ardsley Schools?
Not automatically.
Postal addresses, municipal boundaries and public school-district boundaries don't always line up neatly in Westchester County. Seeing "Ardsley, NY" on a listing isn't enough by itself to determine which public school district serves the property.
This is something I've seen confuse buyers who are moving into Westchester. In many places, it's natural to assume the town in the mailing address answers the school-district question. Here, you need to verify the individual property.
If district assignment matters to your home search, confirm it before making a purchase decision.
Do Ardsley Schools Affect Home Prices?
School-district boundaries are one of many things buyers may consider when comparing Westchester properties, but I wouldn't attribute Ardsley's home prices or future appreciation to one factor.
The market data doesn't support making that kind of guarantee.
Inventory, interest rates, property condition, location, lot size, taxes, renovations and overall supply and demand can all affect what buyers are willing to pay.
When I'm evaluating a particular Ardsley home, recent comparable sales are much more useful. We can look at what similar properties actually sold for and then consider the characteristics of the individual house.
Property Taxes in Ardsley
Property taxes are an important part of the affordability calculation when you're buying in Ardsley or anywhere else in Westchester.
Ardsley is one of six incorporated villages within the Town of Greenburgh whose properties are assessed through the Greenburgh Assessor's Office. Greenburgh maintains the assessment roll used in the property-tax process.
For buyers, the important number is the tax bill on the specific property.
For example, a 2026 OneKey MLS listing for a single-family home at 105 Hilltop Road reported annual property taxes of $20,057. Another Ardsley single-family listing at 131 Huntley Drive reported $27,249 for 2026.
Those aren't Ardsley averages, and they shouldn't be used to estimate the taxes on another home. They're examples of why two properties within the same general market can have materially different tax bills.
When I'm comparing homes with a buyer, I include the actual property taxes in the monthly housing-cost discussion. Looking only at purchase price can give you an incomplete picture of what two homes really cost to own.

Does Ardsley Have a Metro-North Station?
No. Ardsley does not have its own Metro-North station.
Nearby communities such as Dobbs Ferry, Hastings-on-Hudson and Irvington have stations on Metro-North's Hudson Line. Depending on the location of an Ardsley property and where someone needs to commute, nearby stations such as Dobbs Ferry on the Hudson Line or Hartsdale on the Harlem Line may be options.
Because of that setup, there isn't one Ardsley-to-Manhattan commute time that applies to everyone.
The full trip can include driving to the station, parking or being dropped off, the train ride itself and then getting from the arrival station in New York City to your final destination. Train schedules also vary by time of day.
If you're going to make that trip regularly, check the current MTA schedule for the station and trains you're considering. I also think it's worth testing the route from a specific house so you understand the full commute rather than just the time spent on the train.
Ardsley vs. Dobbs Ferry, Irvington and Scarsdale
Ardsley, Dobbs Ferry, Irvington and Scarsdale are close enough that they can come up during the same Westchester home search, but they aren't interchangeable.
Ardsley and Dobbs Ferry: Dobbs Ferry has its own Hudson Line Metro-North station, while Ardsley doesn't. Housing inventory, property taxes and the layout of their commercial areas also differ.
Ardsley and Irvington: Irvington also has a Hudson Line station. If you're comparing homes in the two communities, housing type, available inventory, property taxes, transportation and the school district serving each individual property are useful points of comparison.
Ardsley and Scarsdale: Scarsdale has Metro-North service on the Harlem Line and a different housing market. The same purchase budget can result in different housing choices, property characteristics and tax bills.
The most useful comparison is usually between actual homes available within the same budget. That's when differences in taxes, condition, lot size, commute and housing inventory become much more concrete.
One Ardsley Detail Buyers Often Miss
The mailing address, municipality and school district associated with a Westchester property aren't necessarily the same thing.
It's worth emphasizing because it can affect several parts of a home search.
Before making an offer, I want a buyer to know the property's actual municipality, school district, current taxes and assessment. Then we can look at recent comparable sales and understand how that particular house fits into the market.
It's a small amount of additional homework that can clear up a lot of confusion before you're under contract.

What school district serves Ardsley, NY?

Because mailing addresses and school-district boundaries can differ, verify the district serving the individual property.

"Good" depends on the criteria someone uses to evaluate a school or district. For objective context, Ardsley UFSD reported a 98% graduation rate in its 2025-26 materials. The district publishes additional information in its Data Book, and the New York State Education Department publishes school report cards with additional district and school data.
Does every Ardsley, NY address attend Ardsley schools?
No assumption should be made from the mailing address alone. Postal, municipal and school-district boundaries can differ in Westchester County. Verify the school district serving the individual property before relying on district assignment in a housing decision.
What are property taxes like in Ardsley, NY?
Property taxes vary by property. As examples, two Ardsley single-family homes listed through OneKey MLS in 2026 reported annual property taxes of $20,057 and $27,249. Is Ardsley walkable?
Walkability depends on the specific property and where you're trying to go. Ardsley has a commercial center, but unlike several nearby Hudson River communities, the village isn't organized around its own Metro-North station. If walking to particular destinations matters to you, evaluate the routes from the individual property.
Is Ardsley a Rivertown?
Ardsley is near several of Westchester's Hudson River communities, but it isn't itself a Hudson River village. Nearby communities including Dobbs Ferry, Hastings-on-Hudson and Irvington have Hudson Line Metro-North stations, giving them a different transportation setup.
What's the difference between Ardsley and Dobbs Ferry?
One major difference is transportation. Dobbs Ferry has its own Metro-North Hudson Line station, while Ardsley doesn't have a station. Housing, available inventory, property taxes and commercial areas also differ. Comparing current homes within the same budget gives buyers a more useful picture of those differences.
What's the difference between Ardsley and Irvington?
Irvington has its own Metro-North station on the Hudson Line, while Ardsley doesn't. The communities also have different housing inventory, property taxes, commercial layouts and property characteristics. Buyers considering both can compare actual homes at similar price points and verify taxes and school-district information for each property.
What's the difference between Ardsley and Scarsdale?
Scarsdale has Metro-North service on the Harlem Line, while Ardsley doesn't have a train station of its own. They also have different housing markets, municipal structures, inventory and property characteristics. Current listings and recent sales are useful for seeing what the same budget buys in each community.
What should I check before buying a house in Ardsley?
Before buying an Ardsley home, verify the property's municipality, school-district assignment, current property taxes and assessment, and review recent comparable sales. Depending on the property, buyers may also need information about permits, zoning, flood status, inspections and other property-specific issues from the appropriate professionals or government agencies.
Is Ardsley, NY a good place to live?
That depends on what someone wants from a community. Objectively, Ardsley is a small Westchester village with predominantly single-family housing, a commercial center and no Metro-North station of its own. Housing costs, taxes, transportation, property characteristics and verified school information can be compared with the same information for other communities you're considering.
Should I move to Ardsley or another Westchester town?
That decision depends on your priorities. Once you have a short list, compare actual homes at similar budgets and look at their taxes, condition, housing type, commute logistics, current inventory and other property-specific information. The differences are often much clearer when you're comparing real properties rather than general descriptions of towns.
Thinking About Moving to Ardsley?
Ardsley is a small single-family housing market, and inventory can get tight. It doesn't have its own Metro-North station, property taxes can differ substantially between homes, and school-district assignment should be verified at the property level.
The July 2026 numbers give you an idea of how limited the market can become. There were only three active single-family listings at the end of that month. If you're looking within a specific budget or for a particular type of house, you may not always have a long list of Ardsley properties to choose from at the same time.
